Process.


We work with a range of clients including private residential clients, developers, charities, CIC's, landlords/HMO's and hospitality. Our process generally follows the guidance set out by the RIBA plan of work and is split into a number of stages explained below. Our experience over the years has led us to work through projects in the most logical way which has proven to benefit both client, budget and outcome.

This is the Twentysix way.

1. Initial consultation : To get the ball rolling we offer a free consultation to discuss your project to run through your requirements, establish your brief and discuss budgets, timelines and aspirations. We can do this by either meeting you on site or via an online meeting.

2. Feasibility study : Once the initial brief is agreed we work with you to provide a series of studies exploring spaces, context and layout all presented in 2D & 3D to steer the design in the best direction. At this stage we will organise for surveys to take place, study the local context address any potential issues relevant to the design or site. The feasibility study will ultimately set the basis of the project, agreeing the key moves and principles which answer the brief.

3. Concept Design : Initial concept strategies are now developed and worked into full designs using various media of 2D & 3D computer work and physical models to fully explain and communicate the key workings of the design. We consider practical issues such as services, structures, materiality and building access to ensure the ethos of the design can work alongside practicalities and budgets. Depending on the project we may also at this time engage with the local planning authority bringing them into the team to gauge thoughts and opinions ahead of submitting a full application.

4. Developed design & planning : Once we have the design principle agreed and have moved the concept on its time to develop a set of drawings and documents that can be submitted to the Local Planning Authority for planning approval. We have worked with many Local authorities over the years and it is crucial that you engage and discuss the project in the correct way. Providing the right information and communicating it in a way that supports and highlights the qualities of the scheme is crucial to getting a positive outcome at planning stage. We have an extremely successful track record with our planning applications and have built up solid relationships with various planning departments over the years. Once we submit your application we stay in contact with the appointed planning officer during the full determination period acting as your agent and providing any additional information as required. Depending on the nature of your project we may need to bring others into the team at this stage such as Planning consultants and Heritage consultants to provide input and weight to the application.

5. Technical design & tender : Once planning approval is obtained we will produce a full technical pack of information which includes a full set of detailed drawings; plans, sections, elevations, details and specifications along with coordinating and including information from others such as structural engineers / M+E consultants etc. We work with some of the best contractors in the North West so can advise the best and most suitable builders for your project & budget.

6. Construction : Following the appointment of a contractor we provide a full set of dimensioned drawings including all setting out information to build from. We can also make regular site visits throughout the build. 

Fee’s and other consultants : Our fee’s are based on specific project requirements and differ according to the output and brief set along with our involvement through the stages. In addition to our fee’s there are a number of other consultants which will require separate appointments by the client and who will have fee’s to be aware of such as; Structural engineers, Planning consultants, Quantity surveyors, M+E engineers & Approved inspectors. Fortunately we work with a number of consultants and have built up a strong network over the years, so we can help you put the best team in place.
